Michael Sparks Associates were retained as architects for the 7,130 sq m (76,750 sq ft) development of small industrial units on a very awkward site at Dolphin Park Thurrock, where the practice has previously worked on two other developments.

The awkward 1.44 hectare (3.55 acre) site, which consisted largely of made-up ground, was bounded with steep embankments on two sites, reducing the effective developable area to about 1.11 hectares (2.75 acres), and in order to optimise this remaining site, a road had to be stopped up.
