Michael Sparks Associates acted for Countryside Commercial on the redevelopment of a triangular site of 3.25 acres, contaminated by previous uses, and bounded by a railway, a canal, and a network of busy roads.

The 5,945 sq m (64,000 sq ft) scheme, which was seen by the local planning authority as an important catalyst in the regeneration of the local area, incorporated a range of small industrial units ideal for emerging businesses, which was also combined with the refurbishment of a number of railway arches. The development was completed in December 2000.
