Acting for joint venture development partnership between ProLogis Developments and Astral Developments, Michael Sparks Associates were architects on the Circular 13 development next to the junction of the A13 and the North Circular Road in London’s East End. The project comprises three individual distribution facilities amounting to a total of 11,925 sq m (144,000 sq ft), and was completed in December 2003 after a 37 week contract.

As with River Road project nearby, also designed by Michael Sparks Associates, this development was intended to serve as a catalyst to future regeneration of the area, which had formally been occupied by old industrial buildings and warehouses associated with the former London Docks.
