This 13,392 sq m (142,000 sq ft) unit was built as a speculative unit in a tight 8-month programme, and has recently been taken by Hays PLC as it's London headquarters. It's prominent location adjacent to the East London Mail Centre and alongside the Lee Valley Park's new riverside walk by Bow Creek required the building to be of the highest standard of design.

The unit's spectacular curved office facade echoes the curve of the river, and takes advantage of the far-reaching views towards Canary Wharf. This building won the Award for Best Speculative Development in the 2003 Industrial Agent's Awards.
