Michael Sparks Associates were asked by ProLogis Developments to examine the feasibility of the development of a 13-acre brown field site located in Barking. It was soon apparent that careful development could raise significant opportunities for regeneration and employment, and provide a new environment that would serve as a catalyst and benchmark for future development. The result was a £9 million, 25,000 sq m (270,000 sq ft) distribution facility which was completed within a 32 week programme.

The external walls are constructed from a combination of curved 'sinusoidal' metal cladding in varying colours and modulated with strong horizontal profiled bands. The curtain walling to the offices features a dramatic perforated canopy, supported by a colonnade which helps to enhance the visual impact of the landmark building when approached from the A13 and River Road, and to create a well-designed contemporary industrial building and a much needed asset to this area.
